In our wildest imagination, we never would have dreamed our transaction would be completed in three weeks - from listing to close of escrow!
We appreciate all of the attention you gave to our situation, including your detailed approach to assuring sorrect pricing and your guidance on how to best present our cabin. We realize that having us on-hand and under-foot during the listing period was probably not the best situation from an agent's perspection. We also realize that we are worriers, and so we probably needed more stroking than most clients, but you carried on perfectly, never making us feel our constant involvement was unwanted.
No one in our family (and here it is worth noting that both Judy and our son are or were "in the business", so they should know!) had ever heard of an agent showing up with a post-hole digger to place the sin himself - lest some contracted worker place it less than optimally. This was a shock, and convinced us (although we had much earlier decided on you after interviewing other prospective agents) of the personal care you would give our transaction.
Finally, you will remember that we were reluctant to counter the price offered by the buyers-to-be, feeling that their offer was so good that we should take it and run. The easy road would have been to let us do that, but you gently nudged us to counter higher - and it was a great decision.
Thank you again David, for your excellent work. We ere delighted with the outcome and the relatively painless process you facilitated.

Now that we are sitting comfortably in Paris, I want to take a moment to thank you for all of your help with the sale of our home on Skislope Way. Deborah and I both knew when we decided to sell the house in Truckee that we would list it with you immediately. We didn’t know you’d also find us a great buyer for our house. You got us our price despite our location and the winter. Most people told us to forget even thinking about selling until Spring. We loved living in the middle of heaviest snowfall area where drifts have closed the road for a week. You were able to communicate our love of the house and the extreme location so that the new owners appreciated what we were offering for sale.
I was thrilled to be able to relax in the Bay Area and let you handle all the details for us. I know I am difficult to negociate with, and this guy was my match. You must have had fun dancing around with two, shall I say, large egos. I know I would have been a mess without your attention to detail. I don’t have your patience or follow through. I also lack your British sense of humor that lets you enjoy watching grown men whose idea of negotiating is acting like spoiled children.
Looking back on our years in Truckee, on a bright Spring day in Paris, I see a series of images of buying the land, building the house, Christmas seasons with the family, being elected to the Board of Directors of Tahoe Donner, skiing by moonlight on New Year’s Eve and lots of good times. We are both very happy to have met you because you helped make it a really positive experience. Thanks for your help fulfilling our fantasy of moving to Paris.
You know when you come to Paris, the Champagne is on us!

We are writing to recommend the realtor services provided by David Hipkins. Recently, we decided to purchase a second home near Lake Tahoe, CA. We wanted to take time and write to thank Northwood's Group Team for the outstanding job they did in selling our Tahoe Donner home in April 2008. Initially we had expected it to take months due to the sales climate, but within weeks we had some solid leads and within a few days afterward we had a very solid offer.
Your team is exceptional! Jessica particularly was extremely helpful to us in preparing the pictures for the CD, she helped us prepare the listing and pricing of our furniture, which was bought by the buyer.
